Infrared and capacitance roof moisture scans for commercial roofs

Water trapped inside a flat roof can spread through the insulation long before it shows on a ceiling. Our scans show you which areas of your roof are wet, and they’re carried out by NFRC members accredited under CHAS and Constructionline.

Roof Moisture Scanning

Water you cannot see is damaging your roof

When water gets into a flat or built-up roof, it rarely stays where it entered. It tracks through the insulation and the layers beneath the membrane, so the stain on your ceiling can appear some distance from the actual fault.

Wet insulation loses thermal value, which pushes up heating costs and leaves the roof deteriorating from the inside. A visual inspection only sees the surface, so it cannot tell you how far the moisture has spread.

Patching the visible leak without that information often means paying for a repair that leaves wet material in place. A roof moisture scan gives you the missing picture before you commit to any work.

Access To The Latest Moisture Scanning Technology

At NWIR we’ll always offer you a range of solutions to every problem, along with expert advice about which you should choose and why. And if a moisture scanning survey seems appropriate we’ll employ the very latest in non-destructive scanning technology – the Dec Scanner.

This versatile and reliable device employs low-frequency electrodes to measure the moisture content of your roof with pinpoint accuracy, allowing us in turn to generate a moisture map and roof condition report informed by high-quality data samples. These surveys are simple and straightforward to conduct, requiring no downtime or disruption to your business.

After the Completion of your Moisture Scan Roof Survey

Upon completion the report we provide contains a complete photographic documentation of your roof’s current state, along with our recommended actions for repair included for your convenience. Moisture scanning technology is most appropriate for detecting problems above unheated buildings, where heat generating sources are present at roof level, and when your roof contains a layer of chippings or other loose materials.

But regardless of what method of covering you employ, and whatever condition your roof is currently in, our commercial roofing contractors will always tailor-make the most effective roof diagnostics solution for your situation. When to book a roof moisture scan

Most clients come to us at one of four points, when the cost of guessing what is wrong with the roof starts to outweigh the cost of finding out.

  • A leak keeps coming back after repair. The scan shows how far the water has travelled, so the next repair deals with all of the wet area rather than just the visible one.
  • Your roof is due for refurbishment. Knowing which areas are wet tells you whether parts of the existing roof can stay in place or need to be stripped.
  • You are setting maintenance budgets. Evidence of the roof’s condition lets you plan spending instead of reacting to the next leak.
  • You are buying, selling or leasing a building. A scan gives you the roof’s real condition before you agree on a price or sign a lease.

From scan to targeted repair

Because we are both a roof surveying company and a roofing contractor, the quote that follows your survey is a full project costing, including the access and health and safety requirements of the job. When only part of your roof is wet, the work can be limited to those areas through flat roofing repairs rather than a full replacement.

Materials are installed by manufacturer-approved operatives, and new roofing can carry a single point guarantee of between 10 and 25 years, depending on the project.

Accredited roof surveyors and contractors

We are members of the National Federation of Roofing Contractors (NFRC) and accredited under CHAS and Constructionline. You can see the full list on our awards and accreditations page.

Other roof surveys and diagnostics

A moisture scan tells you where your roof is wet, but it is not always the best tool for finding where water gets in. Electronic leak detection locates leaks in most types of waterproofing membrane, while a commercial roof survey assesses the overall condition of your roof. You can see every method we offer on our roof surveys and diagnostics page.
