Expert commercial roofing in Liverpool

If your roof has been patched more than once and still leaks, the repair has probably treated the symptom rather than the cause. On a large commercial or industrial roof, water can get in at one point and track through the build-up before it appears as a stain somewhere else.

At NWIR, we are commercial roofing contractors and industrial roofing contractors working across Liverpool and Merseyside from our base in Warrington. Every job starts with a survey, so the repair, refurbishment or replacement we recommend is based on what is actually wrong with your roof.

Our surveyors use electronic leak detection, moisture scanning and core sampling to find the fault.

Sectors we work in across Liverpool and Merseyside

Different buildings fail in different ways, and the work has to fit around whatever happens underneath the roof. These are the sectors we work with most often.

  • Warehousing and logistics. Wide-span roofs with long gutter runs and ageing rooflights, where a leak can damage stock long before anyone sees it. Read more about our warehouse roofing work.
  • Manufacturing and production. Roofs over live production lines, where the work has to be planned around shifts and kept clear of the operation below, as on our Halewood International project in Merseyside.
  • Retail. Store and retail park roofs that need repairing without closing to customers. See our retail roofing page and the Wickes case study.
  • Education. School and college roofs, where noisy or disruptive work often has to fit around term times. See our education roofing page and the Home Farm School project.
  • Commercial property and offices. Planned refurbishment for landlords and estates teams managing several buildings, such as our work for Bruntwood Estates.
  • Data centres and public sector buildings. Projects where downtime is not an option, including a data centre roof refurbishment and a local authority housing project.

Commercial and industrial roofing services in Liverpool

The right work depends on what has gone wrong, how much life your roof has left and whether your building needs to stay open while we complete the work. Here is how we work and what we do in different situations:

Finding out what is wrong

A commercial roof survey gives you the condition of your roof and a cost recommendation for putting it right. Where the source of a leak is unclear, electronic leak detection and moisture scanning show where water is getting in and how far it has spread into the insulation, and a moisture probe survey confirms the readings. Because we run our own fleet of high-level access equipment, a MEWP roof survey lets us assess most roofs without putting up scaffolding.

Repairing what has failed

Flat roofing repairs deal with splits, blistering and failed seams in felt and single ply membranes. On profiled metal roofs, cut edge corrosion is treated before the rust spreads further along your sheet laps. Corroded valley gutters that have already been patched several times can be relined with a gutter lining system rather than repaired again.

Extending the life of an existing roof

If the structure is sound but the covering is worn, you do not always need a full strip and re-roof. Liquid-applied roofing seals a whole flat roof in one continuous membrane, and cladding coatings restore weathered metal sheets on roofs and walls. Older asbestos cement sheet roofs can often be over-clad with a new roof cladding system, and our asbestos overcladding page explains how that keeps the existing sheets sealed in place rather than disturbed.

Replacing a roof that has reached the end of its life

When your survey shows the covering is beyond saving, we install felt roofing systems, single ply membranes and metal roofing, along with metal cladding and wall cladding where the walls need replacing too. Because we’re approved by the manufacturers of these systems, a new roof can carry a single point guarantee.

Keeping your roof watertight afterwards

Planned roof maintenance picks up blocked gutters, ponding water and failing seals while they’re still cheap to fix, and a planned maintenance programme lets you budget for roof work instead of reacting to leaks. For clients with several buildings in Liverpool and beyond, we also provide reactive maintenance to agreed SLA response levels. We can install safety lines too, so anyone who needs to work on your roof in future can do so safely.

When to book a roof moisture scan

Most clients come to us at one of four points, when the cost of guessing what is wrong with the roof starts to outweigh the cost of finding out.

  • A leak keeps coming back after repair. The scan shows how far the water has travelled, so the next repair deals with all of the wet area rather than just the visible one.
  • Your roof is due for refurbishment. Knowing which areas are wet tells you whether parts of the existing roof can stay in place or need to be stripped.
  • You are setting maintenance budgets. Evidence of the roof’s condition lets you plan spending instead of reacting to the next leak.
  • You are buying, selling or leasing a building. A scan gives you the roof’s real condition before you agree on a price or sign a lease.

From scan to targeted repair

Because we are both a roof surveying company and a roofing contractor, the quote that follows your survey is a full project costing, including the access and health and safety requirements of the job. When only part of your roof is wet, the work can be limited to those areas through flat roofing repairs rather than a full replacement.

Materials are installed by manufacturer-approved operatives, and new roofing can carry a single point guarantee of between 10 and 25 years, depending on the project.

Accredited roof surveyors and contractors

We are members of the National Federation of Roofing Contractors (NFRC) and accredited under CHAS and Constructionline. You can see the full list on our awards and accreditations page.

Other roof surveys and diagnostics

A moisture scan tells you where your roof is wet, but it is not always the best tool for finding where water gets in. Electronic leak detection locates leaks in most types of waterproofing membrane, while a commercial roof survey assesses the overall condition of your roof. You can see every method we offer on our roof surveys and diagnostics page.

If you suspect water is trapped in your roof, finding out how far it has spread is the first step towards fixing only what needs fixing. Book your free site survey, and we will recommend the right scan for your building.
