Our client had a traditional brick built former mill building with a roof build-up consisting of timber sarking, felt underlay, timber battens and a traditional slate finish. The slating system had slipped in many areas and evidence of previous repairs using slate tabbing was evident across the roof coverings.
The slate slippages had been caused by on-going nail fatigue from heavily corroded nails that held/fixed the slates to the timber battens. The gutter sections to the roofing areas had also failed in many areas allowing water ingress into the building.
The slating, timber battens and felt underlay was all stripped and safely disposed of. The void between the sarking timbers and the new roof covering was installed with fibre quilt insulation to improve the thermal efficiency of the building. New treated timber battens were then fixed to the existing structure to accept the new waterproofing system.
A new 0.7mm plastisol coated steel roofing sheet was then fixed to the newly installed timber battens and the installation was completed with the associated trims, ridge plates and perimeter flashings. An arrangement of rooflights using class 3 non fragile GRP material was fitted to allow natural daylight into the building. Within the construction, new fully seamless thermoplastic gutter liners have been installed to effectively discharge of the rainwater.
