Flat roofing repairs for industrial and commercial buildings
NWIR specialises in flat roof repairs for commercial and industrial buildings across the UK.
Professional Flat Roof Repair Services
When a flat roof fails on an industrial unit, warehouse or commercial property, it can cause instant disruption to production, put stock at risk and bring compliance questions you might not be able to answer.
Whether you’re dealing with a localised leak, widespread membrane deterioration, an emergency situation, or just need to get a survey done to get ahead of any problems before they come up, our teams respond quickly, to a documented process, leaving you with a roof, and a work report you can rely on.
We’re NFRC and CHAS-approved, so you can be confident every repair is fully scoped, completed safely and will stand up to independent review.
What causes industrial flat roof failures?
Flat roofs on industrial and commercial buildings usually fail for predictable reasons. Recognising the reasons early, before any water damage to your production floor or stock, helps you avoid more expensive repairs.
The common causes of flat roof failure include:
- Membrane deterioration: Felt, EPDM and bituminous membranes degrade over time, especially on large unobstructed roof surfaces exposed to UV and thermal movement.
- Ponding water: Membranes will break down quicker when poor drainage allows water to pool, which also increases loading in certain areas.
- Flashing failure: Perimeter and penetration flashings are common failure points, allowing water ingress at junctions.
- Substrate damage: Decking or insulation beneath your roof membrane can be compromised by long-term moisture ingress, which is invisible unless you have a survey.
- Gutter and drainage neglect: Any blocked or broken gutters and drains force water back onto your roof surface where it can pool and cause damage.
- Thermal movement: Large roofs expand and contract as temperatures change, causing stress to seams and perimeters over time.
If you don’t address these problems early, they can escalate from easily fixable problems to severe, expensive repair works.
The warning signs your flat roof needs attention
External signs
- Blistering, cracking or splitting on the membrane surface
- Visible ponding or pooled water still visible 48+ hours after rainfall
- Damaged or lifted flashings at edges, upstands or penetrations
- Debris gathering in gutters or on your roof
- Visible sagging or deflection in the deck
Internal signs
- Damp patches or staining on internal ceilings or walls
- Mould growth in areas adjacent to the roofline
- Peeling paint or corrosion on steel purlins
- Unexplained temperature changes or condensation inside your building
You’ll be able to see any of these issues from the ground or inside your building. But the most significant damage, to your roof’s substrate, insulation or structural deck, is usually not visible until a thorough survey is carried out.
If you’re seeing any signs of the above issues, or are concerned at all, get in touch to book a survey.
Flat roof repair options
The good news is that not every flat roof failure needs a full replacement. The right course of action depends on the extent of the current damage, condition of the underlying substrate and the remaining life or your existing roof system.
If your flat roof has sustained damage, these are your options:
- Patch and localised repairs
If damage is contained in a specific area, like a failed flashing, puncture or localised membrane split, a targeted patch repair restores watertightness. NWIR carry out patch repairs in EPDM, GRP, felt and liquid-applied systems, matched to your existing roof specification.
- Emergency flat roof repairs
If an active leak is threatening your production or stock, speed matters. NWIR’s response teams can assist quickly across the UK to make your roof safe, assess the extent of any damage and carry out temporary or permanent repairs depending on the condition of your roof.
- Full flat roof refurbishment
If patch repairs aren’t an option, whether it’s because of substrate deterioration, widespread membrane failure or your roof is past its design lifespan, a full flat roof refurbishment gives you a new warrantied system.
Whatever situation you find yourself in with flat roof repairs, NWIR will advise you honestly on which option is right for your building.
Flat roof repair materials: What we use and why
The right repair material to use will depend on your current roof system. NWIR work across all common industrial and commercial flat roof specifications.
- EPDM rubber membrane
EPDM (ethylene propylene diene monomer) is the most common repair membrane for industrial and commercial flat roofing. It’s UV-stable, terminally resistant and has a long design-life, meaning it’s ideal for patch repairs and full re-roofing projects on large industrial scales.
- GRP/ fibreglass
GRP (glass-reinforced polyester) is well suited to smaller sections of industrial and commercial roof systems, especially around rooflights or complex detailing. When applied correctly it’s seamless, which can reduce the need for maintenance at junctions in the long-term.
- Liquid-applied waterproofing
Liquid PU coating systems are often used for quick emergency repairs, re-coating deteriorated felt or bituminous surfaces, or detailing around penetrations. Liquid PU gives your roof rapid waterproofing that can be applied in different weather conditions.
- Felt or bituminous systems
Felt roofing and modified bitumen roofing is common in a lot of industrial buildings. If this is the case for your building, NWIR carry out like-for-life repairs and overlay systems where needed, helping avoid unnecessary full-strip work and associated cost and waste.
Our flat roof repair process
- Initial assessment
We take your details, understand the urgency of the work and arrange a site visit, which can usually be conducted in 48-72 hours for planned projects, or same-day for ongoing emergency situations.
- Roof survey and condition report
Our surveyors carry out a full inspection, including visual assessment, moisture scanning where required and photographic documentation. You receive a written report clearly describing the problem, our recommended solution and our reasoning why.
- Detailed proposal
Your proposal includes a full scope of works, material specifications, project details and a price. The price you see is what you’ll pay so there’ll be no surprises down the line.
- Repair or refurbishment work
Our teams carry out all works in compliance with current building regulations and industry health and standards. This includes safe working at height protocols.
- Completion documentation
Once we’ve completed your repair or refurbishment you’ll get a full pack including photographic records of the work, material warranties and a baseline for any future planned maintenance.
